Downtown Livermore Office Space

Despite the fact that there are very few retail spaces available in downtown Livermore, there are very nice options for office space. Office prices remain extremely affordable due to the abundance of options. A matter of fact, the past year we have seen a variety of office building sales (in and near the core of downtown), as opposed to almost zero in retail building sales. Here are a few highlights of the market:

Livermore Valley Plaza

Built in 2007, LVP (Livermore Valley Plaza) is located in the center of downtown Livermore. The First Street project still has shell space on the third floor. Use your imagination to turn this 5,200 square foot space into your dream office. Be ready to open your checkbook, taking a shell to a finished office is expensive. If you are looking for move-in ready space, you are in luck! There are 4 options ranging from 741 square feet to 2,600 square feet.

Asking Rate: $1.25 – $1.75 depending on the space and improvements/build-out, on a triple net base (an additional cost of approx. $.45 per square foot)

39 South Livermore Ave.

Located in the same building as Uncle Yu’s in downtown, this building offers very nice office space with good parking. The 2,300 square foot space has three large private offices, a conference room, inviting reception, and corner location with abundant natural sunlight. Another perk to this space, the furniture is available! This space is what we call “Plug-N-Play” – meaning: you plug in your computers, equipment, and phones and you are ready to work.

Asking Rate: $1.25 per square foot Full Service (includes utilities, taxes, insurance) or $2,863 per month

1613 Second Street

The former real estate and title office has been vacant for a few years now. This building is also newer construction and has some unique characters. There are actually two buildings here, connected by an exterior stair case. The total square footage is 5,364 – each building is 2,682. Zoned for medical, dental, and professional office with on-site parking, this is a great building for an owner-user. Another key feature, this project can accommodate a use that needs gated or secure parking. The ownership is motivated and would consider any offer, lease or purchase.

Sale Price: Asking rate is $2,250,000 but rumor says the owners would sell the building for $2 million

1987 First Street, Second Floor

Great corner location! This newly built building on the corner of 1st Street and South L has a single office space left. Located on the second floor with a great corner view (directly above Dana’s Bridal and shown in the above picture) is 1,300 square feet. Currently the space is shell condition but the landlord will deliver the space finished with a private office or two.

Asking Rate: $1.95 per square foot, Full service builtout to your specifications (general office) – tenant just pays for paint and carpet
